The Old Rectory is in the Village of Bathampton, just on the edge of Bath and situated along the Kennet and Avon Canal with fine walks and lovely scenery abounding.

This is a magnificent house affording many opportunities for entertainment and enjoyment. Each and every room is exquisitely furnished with amazing and beautiful antiques. There are lovely views from every ancient window and the gardens, with stream, pools and lake, are a delight.

Close to the centre of Bath, The Rectory provides a welcome retreat with all its many luxuries and facilities as well as the landscaped grounds to wander in or the romantic lake to dream beside.

At this point in time, The Old Rectory can sleep up to 16 persons in the main house.

RESERVATION AND CANCELLATION POLICY:

DAMAGE & SECURITY DEPOSIT:

We will be requiring a deposit of £1000 from your credit or debit card to confirm your booking. This deposit will also act as the Damage Deposit to be refunded after your departure. By “Damage”, we mean not only the physical damage to the property, but also damage caused by irresponsible behavior that sullies our reputation as an elegant holiday rental in the city of Bath.

THE DUCHY HAS A STRICT GOOD NEIGHBOUR POLICY

Please remember that you are renting an elegant “Townhouse” in the centre of Bath. This means that you will be staying in a fine residence surrounded by real neighbours.

We expect you to respect not only our house, but the houses of our neighbours. We believe that they are entitled to peace of mind and a good night’s sleep.

If we hear that you have caused a disturbance, whether by upraised voices after 11 PM or by loud music, you will be fined one third of your Damage Deposit.

Remember that it is YOU who will be responsible for the actions of your guests as well as the physical condition of the property when you depart.

Make everyone in your party aware of this, and remind them all to be respectful of this splendid home and of our neighbourhood and to behave in a civilized manner whilst you are here. Please leave The Duchy in the fine condition in which you have found it.

IF YOU DO NOT THINK YOU CAN ABIDE BY THIS, YOU WILL NEED TO FIND ANOTHER LOCATION FOR YOUR SPECIAL OCCASION IN BATH.

YOUR FULL BALANCE will be taken 2 months or 60 days before your arrival date. We will send you another Confirmation at that point to let you know we have taken your balance and to touch base with your arrival plans.

We can take this from your credit or debit card also. Be sure that everyone in your party is aware of this commitment before making your reservation.

YOUR DEPOSIT will be refunded within the week of your departure (usually within 72 hours).

CANCELLATION: In the unhappy event that you must cancel after you have paid your deposit or your full balance, we will make every effort to rebook the property. If the property is rebooked, your funds will be returned, less a £100 Administration Fee.

RATES: Rates vary for the time of year and the length of stay as well as number of persons, but always include all taxes and utilities.

There is a two night minimum stay on weekends with a 3 night minimum stay on holiday weekends.

Rates for 8 to 10 persons - £1250 per night to £1550 per night

Rates for 12 to 16 persons - £1350 per night to £1850 per night

Children are Welcome as long as they and their parents are well behaved.
